Marketing efforts will begin as soon as an existing tenant gives notice, which is typically 60 days in advance of lease termination. Clear Covenant Properties uses all marketing outlets available to attract prospective applicants to included MLS, internet and social media. Consistent market rent assessments are made to ensure your property is listed at fair market value.
Although there are many companies that offer a similar service, it's our experience that few actually follow through on their commitment. While others may promote quick tenant placement, they may do so while sacrificing the selection process.
Clear Covenant Properties places an equal focus on rapid placement and quality selection.
Our screening process includes the due diligence necessary to ensure proper fit between tenant and property. This process is stringent enough to eliminate unqualified applicants but broad enough that one factor is not the basis for such a decision. A credit and criminal background report is required for all applicants 18 years and older. A minimum credit score of 580 is required for all applicants.
All security deposits are held in our Trust Account.
All tenants are required to have an active renter's insurance policy. The policy must list Clear Covenant Properties, LLC and the owners as additionally insured. The policy must have a minimum of $300,000 coverage. Tenants are required to participate in our HVAC Filter Policy. Clear Covenant Properties will conduct interior/exterior inspections quarterly.
Summerville Area Information
Summerville is a town in the U.S. state of South Carolina situated mostly in Dorchester County with small portions in Berkeley and Charleston counties. It is part of the Charleston-North Charleston-Summerville Metropolitan Statistical Area. The population of Summerville at the 2010 census was 43,392, and the estimated population was 44,719 as of July 1, 2013.
The first settlement in Summerville began following the American Revolutionary War; it was referred to as Pineland Village in 1785. Development in the area resulted from plantation owners who resided in the Charleston area, and who came to Summerville to escape seasonal insects and swamp fever.
Summerville became an official town in 1847. In that year, the town passed a law against cutting down trees of sizes, the first of such laws in the United States, and a $25 fine was issued upon any who did so without permission.
