The minimum credit score allowed is 580. Each tenant must meet the minimum credit score required.
The income requirement is 3 times the monthly rent.
At the lease signing, we will collect first months rent (pro-rated if lease does not begin on the first of the month), a security deposit equal to one months rent and the HVAC Filter fee.
Clear Covenant Properties has an HVAC Filter Agreement. A fee is collected at the beginning of each lease term for each of the returns in the home. Filters are provided for each month of the lease term. Tenants are required to change filters monthly.
All properties managed by Clear Covenant Properties are SMOKE FREE.
Unless otherwise stated, all lawn care/maintenance is a tenant’s responsibility. This includes routine mowing, edging, weed/leaf removal, and control (weed and feed treatments), trimming and general upkeep. I understand I am expected to have the proper equipment for maintaining the lawn or agree to hire a landscaper to ensure the yard is maintained properly.
All animals must have a profile on record. A third-party source is used for all animal profiles. Fees may apply.
For any property that allows pets, pet rent is charged monthly per pet. This fee does not apply to Service & ESA animals.
All tenants are required to have a renter’s insurance policy. This policy must have a minimum of $300,000 liability coverage, list Clear Covenant Properties as Additional Interest and must be PAID IN FULL for the lease term. This is also required for lease renewals.
If the home has carpet, the carpet must be cleaned by a license, bonded and insured company ANNUALLY and at the end of the lease term. These cleanings are coordinated by Clear Covenant Properties and billed to the tenant.
Periodic Property Condition Inspections are performed. Pictures are taken during these inspections and all parties receive a copy of the reports. Clear Covenant Properties reserves the right to use a third-party service to conduct inspections.
At the end of the lease term, the home must be cleaned by a licensed, bonded, and insured company. The cleaning will be coordinated by Clear Covenant Properties and billed to the tenant.
